What’s Included in a Luxury Deep Clean: The Room-by-Room Scope of Work
A written, room-by-room deep cleaning specification for high-end Los Angeles homes — including what most crews skip.

Quick answer
A luxury deep clean covers everything a routine visit cannot reach on a schedule: inside appliances and cabinetry, behind and beneath furniture, grout and caulk lines, baseboards and casings, vents and returns, light fixtures, window tracks and sills, upholstery and mattress vacuuming, and detail work on stone, metal and glass. It runs top to bottom, dry to wet, clean to dirty. For a 4,000–6,000 sq ft home, expect a full day with a team of three to four.

Deep clean vs. routine clean
The distinction is not effort, it is reach. A routine visit maintains the surfaces you touch and see. A deep clean re-establishes the baseline in the places a weekly schedule cannot afford to reach.
| Area | Routine visit | Deep clean |
|---|---|---|
| Kitchen | Counters, sink, appliance exteriors, floor | Inside oven, refrigerator, microwave, dishwasher; cabinet interiors; backsplash grout; range hood filter; under and behind appliances |
| Bathrooms | Fixtures, mirrors, floor | Grout scrubbed, caulk detailed, shower door tracks and glass descaled, exhaust fan covers, drain treatment, cabinet interiors |
| Bedrooms | Surfaces, linens, vacuum | Under beds, mattress vacuum and rotate, headboard, closet floors and shelves, baseboards, vents |
| Living areas | Dust and vacuum | Furniture moved, upholstery vacuumed, cushions detailed, high dusting, light fixtures, window tracks |
| Floors | Vacuum and damp mop | Edge detail, corner build-up, appropriate treatment per material |
| Glass | Spot clean | Full interior glass, tracks, sills, frames |
Frequency guidance is in how often to deep clean, room by room, and the trade-off against a recurring programme is worked through in recurring vs. one-time deep clean and deep cleaning vs. recurring service for a mansion.
The sequence that makes it work
Order is not a stylistic preference. Cleaning out of sequence means re-cleaning finished surfaces, which is how a deep clean quietly turns into a routine clean that took eight hours.
- Top to bottom. Ceiling fixtures, vents and crown details before anything below them.
- Dry before wet. All dry soil removed before any liquid touches a surface — the same principle that governs content cleaning after a smoke event.
- Clean to dirty. Bedrooms and living areas before bathrooms; never carry a bathroom cloth into a kitchen.
- Dwell time respected. Disinfectants and descalers work over minutes, not seconds. Apply, move on, return.
- Floors last, room by room. Finish and exit; do not re-enter a finished floor.
- Walkthrough at the end, in daylight where possible, against the written scope.

- Refrigerator interior: shelves and drawers removed and washed, gaskets detailed, coils and grille vacuumed, exterior panel treated per finish
- Microwave, toaster oven and small appliances inside and out
- Dishwasher interior, filter cleaned, gasket and door edge detailed
- Range hood filter degreased; hood interior wiped
- Cabinet interiors emptied where agreed, wiped and relined; exteriors degreased at hand height, with attention to lacquer and veneer
- Backsplash grout scrubbed; sealed stone treated with neutral cleaner only
- Sink descaled; disposal cleaned; faucet aerator descaled
- Under and behind the refrigerator and range where the units can be safely moved
- Pantry shelving emptied, wiped, restocked in order; expired items flagged rather than discarded

- Grout scrubbed; caulk lines cleaned and mildew flagged where replacement is needed
- Toilet fully serviced including base, bolt caps, hinges and the wall behind
- Vanity interiors emptied, wiped and reset
- Fixtures, handles and drains descaled and polished per metal — unlacquered brass and living finishes are handled differently from chrome
- Mirror and frame edges; medicine cabinet interior
- Exhaust fan cover removed and washed; housing vacuumed
- Floor edges, corners and the perimeter behind the door
- Stone counters and surrounds cleaned with neutral products only — see cleaning marble and natural stone

- Media units, cable runs and the backs of screens
- Bookshelves cleared section by section, shelves wiped, books dusted top edge first
- Interior glass, doors, tracks and sills throughout — frequency guidance in how often to clean windows
- Entry hardware, thresholds, door mats and the exterior face of the front door
- Stair treads, risers, spindles and handrails detailed
- Fireplace surround, screen and hearth
Specialty surfaces
- Natural stone
- Neutral pH only. No vinegar, no citrus, no generic bathroom spray. Honed and polished finishes are treated differently, and sealing is assessed rather than assumed — see marble floor care and how often to polish marble floors.
- Hardwood
- Minimal moisture, correct product for the finish, grain-direction wiping. Oiled floors and polyurethane are not interchangeable — see hardwood floor maintenance and how often to clean hardwood floors.
- Lacquered and veneer millwork
- No ammonia, no abrasives, no saturated cloth. Damp-then-dry, always.
- Metals
- Stainless with the grain; unlacquered brass left to patina unless instructed otherwise; nickel and bronze handled per finish.
- Textiles and rugs
- Vacuumed to fibre; fine rugs never wet-extracted on site. Pet-heavy homes need a different tool set — see professional pet hair removal.
- Wine cellars
- Humidity-aware methods, no fragrance, label protection — see wine cellar cleaning and maintenance.
Products are eco-friendly as standard across all of the above; the reasoning is in eco-friendly cleaning products for luxury estates and eco cleaning vs. traditional.

The details most crews skip
Use this as an inspection list — on a trial, on a walkthrough, or on your current provider:
- Shower door bottom track and the seal inside it
- Top edge of every door and door casing
- Behind the toilet, at the base and the bolt caps
- Refrigerator gasket folds
- Range hood filter
- Dishwasher filter basket
- Window track corners
- Underside of the kitchen sink faucet and the escutcheon
- Supply vents and return grilles
- Baseboard top edge behind furniture
- Light switch plates and their surrounds
- Ceiling fan blade upper faces
- Stair spindle bases
- Under the cushions, not just between them
- The garage door threshold and the interior door from the garage
The same list works as a standard for final walkthrough inspections and for pre-listing preparation.
How often, and what triggers one
Quarterly is the working standard for an occupied luxury home, with a fuller reset semi-annually. Beyond the calendar, six events trigger a deep clean regardless of schedule:
- Before or after a move-in or move-out — see also the move-in checklist
- After renovation or construction — post-renovation deep cleaning
- Before listing a property — staging cleaning
- Before and after major entertaining — holiday hosting prep
- Seasonally, at the start of spring — the spring checklist
- At year end — the year-end estate reset
Anchor all of it to a calendar rather than to memory: our month-by-month LA estate maintenance calendar maps the full year.
Frequently asked questions
What is included in a deep clean that a regular clean does not include?
Inside appliances and cabinetry, behind and beneath furniture, grout and caulk, baseboards and casings, vents and returns, light fixtures, window tracks and sills, upholstery and mattress vacuuming, and detail work on stone, metal and glass.
How long does a luxury deep clean take?
A full day with a team of three to four for 4,000–6,000 sq ft. Larger estates are phased across two or three days by zone so the house stays usable.
How often should a luxury home be deep cleaned?
Quarterly, with a fuller reset semi-annually. Pets, entertaining, children and coastal exposure shorten the cycle in specific zones rather than for the whole house.
Do you move furniture during a deep clean?
Yes, within safe limits — sofas, chairs, nightstands and dining furniture. Large case goods, pianos and art are cleaned around unless movers are arranged in advance.
Do I need to be home?
No. Most deep cleans are done with the household out, which is faster and less disruptive. Access arrangements are agreed in writing beforehand.
Will you use my products?
We bring our own eco-friendly line as standard. If your surfaces require a specific manufacturer product, we will use yours and note it in the scope.
