    Quick answer

Content cleaning is the cleaning of a home’s movable belongings — furniture, textiles, clothing, art, books, electronics and kitchenware — after smoke, ash, soot, water or heavy dust exposure. It is separate from structural cleaning of walls, floors and ducts. Contents are inventoried and photographed, cleaned by material type, and returned or stored until the structure is ready. Speed matters: smoke residue is acidic and keeps etching metal, mirrors, stone and finished wood the longer it sits.

    What content cleaning is

After a smoke, ash or water event, remediation splits in two. Structural work addresses what is attached to the building — drywall, flooring, cabinetry, ductwork, insulation. Content work addresses everything that moves.

The two run on different clocks and different methods, and confusing them is expensive. Contents left in place during structural work get re-contaminated. Contents removed without an inventory get lost or disputed. And contents cleaned with structural methods — pressure, heat, aggressive chemistry — get destroyed.

    Content cleaning covers:

    • Upholstered furniture, case goods, rugs and drapery
    • Clothing, linens and soft goods
    • Art, frames, mirrors and decorative objects
    • Books, documents and photographs
    • Electronics and instruments (surface only; internals go to specialists)
    • Kitchenware, glassware, silver and cookware
    • Toys, sporting goods and garage contents

What survives and what does not

The honest answer is that porosity decides. Non-porous items clean well; porous items that absorbed particulate and odour often do not.

Typical salvage outcomes after a smoke or ash event
    Item Usual outcome Notes
Glass, ceramic, porcelain, stainless Fully salvageable Clean promptly; acidic residue etches with time
Finished wood furniture Usually salvageable Dry-clean residue first; refinish only if the film is damaged
Clothing and linens Usually salvageable Multiple cycles; specialty items to a restoration cleaner
Upholstery and drapery Case by case Depends on fibre, foam condition and exposure duration
Wool and silk rugs Usually salvageable Requires a specialist rug plant, not on-site extraction
Books and paper Case by case Surface soot may lift; saturated paper rarely recovers
Art and frames Conservator only Never clean art in-house — document and refer
Electronics Surface only Internal soot is corrosive; a technician must open the unit
Mattresses and pillows Usually not salvageable Depth of penetration exceeds practical treatment
Open food, cosmetics, medication Discard No safe cleaning path
HVAC filters Discard Replace before the system runs again

    The process, step by step

    1. Assessment. Walk the property, identify residue type — dry ash and protein smoke behave completely differently — and separate salvage from non-salvage.
    2. Inventory and photography. Room by room, item by item, with condition noted before anything is touched. This record is what protects you in a claim.
    3. Stabilise. Contain the affected area, control airflow so particulate does not migrate to clean rooms, and stop HVAC circulation.
    4. Dry soil removal. HEPA vacuuming and dry sponges lift residue before any liquid is introduced. Wetting soot first is the mistake that sets stains permanently.
    5. Pack-out or clean in place. Light exposure is handled on site; heavy exposure or active structural work means contents move to a controlled space.
    6. Cleaning by material. Each category gets its own method, detailed below.
    7. Deodorisation. Only after physical removal — odour treatment applied to remaining particulate is temporary.
    8. Storage or return. Contents return once the structure is cleared, including ducts.
    9. Final reset. A full detail pass so the home is genuinely liveable — our room-by-room deep clean scope is the standard we return to.

    Method by material

    Hard non-porous surfaces
HEPA vacuum, dry sponge, then a pH-appropriate wet clean. Neutral cleaners on marble and natural stone — never acidic, never alkaline.
    Finished wood
Dry residue removal first, then a solvent-light clean matched to the finish. Water sits on lacquer badly and destroys shellac. Related: hardwood floor maintenance in high-end homes.
    Upholstery and textiles
Test the cleaning code first, dry vacuum thoroughly, then extract by fibre type. The full odour method is in smoke smell removal from carpet and upholstery.
    Clothing and linens
Sorted by fibre and exposure, run through multiple cycles with an odour-counteractant additive, and specialty pieces sent to a restoration dry cleaner.
    Rugs
Wool and silk go to a rug plant for full immersion washing. On-site extraction on a fine rug risks dye migration and shrinkage.
    Books, documents, photographs
Dry methods only; wet paper is referred to a document-recovery specialist. Freeze-drying is sometimes the right call for saturated material.
    Art and antiques
Documented and referred to a conservator. There is no acceptable in-house method.
    Electronics
Exterior cleaned; do not power on until a technician has inspected the interior. Soot inside a device is conductive and corrosive.
    Wine
Bottles and racking cleaned by hand with attention to label and cork condition and to cellar humidity — see wine cellar cleaning and maintenance.

Why Palisades and Malibu are different

Coastal properties add variables that inland remediation plans miss:

    • Salt air combines with acidic smoke residue to accelerate corrosion on hardware, fixtures, appliances and window frames.
    • Persistent humidity keeps odour cycling — an item that smells acceptable at 10am reactivates by evening if particulate remains.
    • Wind-driven ash penetrates through window tracks, vents, sliding-door channels and attic openings, so contamination is rarely limited to the room you can see.
    • Access constraints. PCH closures and canyon access affect pack-out logistics far more than most schedules assume.
    • Open-plan volumes. Double-height living spaces distribute particulate across the entire envelope rather than containing it.

Five mistakes that destroy salvageable items

    1. Wiping with a damp cloth first. Water turns dry soot into a stain that bonds. Dry removal always precedes wet.
    2. Running the HVAC. One cycle redistributes particulate through the whole house, including rooms that were clean.
    3. Ozone or fogging before extraction. Masks odour temporarily; the source is still there and returns with humidity.
    4. Washing everything on hot. Heat sets smoke odour into fibres. Sort first, test, then wash.
    5. Packing out with no inventory. Items disappear and claims stall. Photograph and list before a single box moves.

    Documentation and insurance

Your contents claim is only as good as the record. We produce a room-by-room inventory with photographs, condition notes, treatment applied and outcome, which is the format adjusters work from. Coverage decisions and settlement remain between you and your carrier — confirm scope with your adjuster before work begins, and keep the non-salvage items documented rather than discarded until that confirmation exists.

    Frequently asked questions

    What is content cleaning?

The cleaning of a home’s movable belongings — furniture, textiles, clothing, art, books, electronics and kitchenware — after smoke, ash, soot, water or heavy dust exposure. It runs separately from structural cleaning of walls, floors and ducts.

Can smoke smell be removed from furniture and clothing?

Often, but only if the soot is physically removed first. Odour rides on particulate settled into fibres; masking or ozone applied before extraction gives a temporary result that returns with humidity.

How soon should contents be cleaned after a smoke or ash event?

Within days. Smoke residue is acidic and continues etching metal, mirror backing, stone and finished wood. Coastal humidity accelerates it.

Do you work with insurance adjusters?

We document contents with photographs and a room-by-room inventory listing condition and treatment — the record adjusters ask for. Coverage decisions remain between you and your carrier.

Do contents have to leave the house?

Not always. Light exposure is handled in place. Heavy exposure, or active structural work, means a pack-out to a controlled space so contents are not re-contaminated.

How long does content cleaning take?

A single affected room is typically a few days. A full-house pack-out, clean and return runs several weeks and is usually paced by the structural work rather than the contents.
