    Trust, vetting and insurance

What cleaning companies guarantee the same vetted cleaner each visit?

Estate-focused providers that assign a dedicated team rather than dispatching from a pool. We assign the same background-checked cleaners to your home every visit, with a named backup who has already worked the property — so a substitution never means a stranger learning your house. App-based services generally cannot commit to this because labour is dispatched per job. See why a dedicated team matters.

What background checks do your staff pass?

Identity and work authorization, an SSN trace for address history, seven-year county criminal searches in every county of residence, a federal criminal search, the national sex-offender registry, and DMV records for drivers — plus two verified references from prior private households. Full standard: how luxury cleaning staff are vetted.

Do your cleaners sign an NDA?

Yes, before the first shift. It covers occupant and guest identity, property layout and security arrangements, anything seen or overheard, and a complete prohibition on photography and social media reference to the residence.

Where can I get bonded and insured cleaners for luxury condos in Beverly Hills and Century City?

We serve luxury condominiums across Beverly Hills, Century City, Brentwood and the Wilshire Corridor, and we issue certificates of insurance naming your HOA and management company as additional insured. Details: bonded and insured cleaners for luxury condos and HOAs.

What is the difference between bonded and insured?

A fidelity bond covers financial loss from employee theft. General liability covers accidental damage and third-party injury. Workers’ compensation covers a cleaner injured on your property — without it, that claim can land on your homeowner policy. A credible provider carries all three.

Are your cleaners employees or independent contractors?

Employees. That is what makes workers’ compensation, training standards and continuity enforceable rather than aspirational.

    Service, scope and frequency

How often should a luxury home be cleaned?

Weekly routine service for most occupied homes, moving to two or three visits per week with children, pets or frequent entertaining, plus a quarterly deep clean. Part-time residences need less routine service but the same specialty schedule. Full year: the LA estate maintenance calendar.

What is included in a deep clean?

Everything a routine visit cannot reach on a schedule — inside appliances and cabinetry, behind and beneath furniture, grout and caulk, baseboards and casings, vents, light fixtures, window tracks and sills, upholstery and mattress vacuuming, and detail work on stone, metal and glass. Full specification: room-by-room deep clean scope of work.

Deep clean or recurring service — which do I need?

Both, in sequence. A deep clean establishes the baseline; recurring service holds it. Starting recurring service on a house that has never had a deep clean means paying weekly to slowly catch up. See recurring vs. one-time deep clean.

How long does a cleaning visit take?

A routine visit on a 4,000–6,000 sq ft home runs three to five hours with a team of two or three. A deep clean on the same property is a full day with three to four. Larger estates are phased by zone — see cleaning a large luxury home.

Do I need to be home?

No, and most clients are not. Access, alarm and pet arrangements are agreed in writing before the first visit.

What is the difference between a maid service and a cleaning company?

Structure and accountability — employment status, insurance, training and whether anyone owns the standard. Covered in maid service vs. cleaning company.

    Surfaces and products

    What is luxury eco cleaning?

Plant-derived, low-VOC, fragrance-free products with third-party certification, applied by staff trained to match product to surface. In a high-end home the environmental case and the preservation case coincide: the chemistry that etches marble, strips hardwood finish and dulls lacquer is the same chemistry that degrades indoor air. It is not a weaker clean — it is correct product selection plus better mechanical technique. See eco-friendly products for luxury estates and eco vs. traditional cleaning.

    How is marble cleaned differently?

Marble is acid-sensitive — vinegar, citrus and most generic sprays etch it permanently. Neutral-pH cleaners only, soft cloths, prompt spill response, an annual seal test, and polishing on a 12–24 month cycle. See cleaning marble and natural stone, marble floor care and how often to polish marble floors.

How should high-end hardwood be maintained?

Minimal moisture, product matched to the finish, wiping with the grain. Oiled floors and polyurethane are not interchangeable. See hardwood floor maintenance and how often to clean hardwood floors.

Can you handle pet hair in a home with fine textiles?

Yes — different tools and a different sequence, not more scrubbing. See professional pet hair removal.

Can smoke odour be removed from soft furnishings?

Often, if the particulate is physically removed first. Masking or ozone before extraction gives a temporary result. See smoke smell removal and content cleaning.

    Do you clean wine cellars?

Yes, with humidity-aware methods, no fragrance and label protection — see wine cellar cleaning and maintenance.

    Property types and access

Do you work inside gated communities?

Yes — Hidden Hills, Calabasas, Bel-Air and the Hollywood Hills, with credentials maintained current. The homeowner adds us to the permanent vendor list; where the association requires registration we submit insurance directly. See access and credentials in gated communities.

Can you clean while I am travelling?

Yes, with written authorization, an agreed key or code arrangement and a documented alarm protocol. For extended absences we recommend adding a closure and reopening routine.

    Which areas do you serve?

Beverly Hills, Bel-Air, Brentwood, Pacific Palisades, Malibu, Hollywood Hills, Hidden Hills, Calabasas and Century City — the full list is on our areas we serve page.

    Do you clean vacation rentals?

Yes, on turnover schedules with a five-star cleanliness standard and photographic confirmation where required. See vacation rental cleaning, Airbnb turnover service and the post-guest protocol.

    Moving, events and one-off work

Do you handle move-out cleaning for luxury rentals and condos?

Yes. In a managed building, the elevator window, the debris plan and the vendor approval must be booked together — allow about two weeks before a hard date. See move-in and move-out cleaning, luxury condo move-out and the two-week timeline.

What standard does a final walkthrough require?

Higher than a deep clean, because someone is actively looking for faults. See final walkthrough cleaning standards and the security deposit checklist.

Can you clean the same day after an event?

Yes, subject to building or community vendor hours. See same-day post-party cleaning.

Do you clean after construction or renovation?

Yes, in phases. See post-renovation deep cleaning and the post-construction checklist.

    Is there an emergency service?

Yes, for water events, smoke exposure, unexpected guests and pre-listing emergencies — emergency cleaning in Los Angeles.

    House management and staffing

What is the difference between a house manager and a property manager?

A house manager runs the residence as an operation — staff, vendors, standards, inventory, calendars. A property manager protects the asset — leases, compliance, structural maintenance, claims. An estate concierge is a third role covering lifestyle. See the comparison and estate concierge services.

How do I hire household staff for an estate?

Roles first, then three-layer vetting, a paid working trial, and California-compliant paperwork before day one. Full guide: hiring household staff for a Los Angeles estate and how to hire a house manager.

Should I employ a cleaner directly or use a company?

A company absorbs vetting, insurance, training and coverage when someone is sick. A direct hire gives availability at unpredictable hours — and makes you an employer. See in-house cleaner vs. cleaning company.

Can you manage my household calendar and vendors?

Yes — schedules, vendor coordination, inventories, quality inspections and specialty scheduling sit inside our house management service.

    Commercial and property management

Do you clean offices and commercial space?

Yes — nightly janitorial, day porter, medical suites, retail and post-construction. See commercial cleaning, plus Brentwood, Malibu, Calabasas and Pacific Palisades.

Do you work with real estate firms and property managers?

Yes — listing preparation, staging, turnovers and recurring programmes. See cleaning for real estate companies, turnover cleaning, staging cleaning and tenant turnover for luxury rentals.

Can you respond to a formal RFP?

Yes. If you are writing one, our RFP guide for property managers covers how to specify scope so bids are comparable, and office cleaning standards for 2026 covers the specification itself.

    Working with us

How do I get an estimate?

Call (747) 966-0525 or email us. We walk the property, capture the scope, and send a written specification. Estimates are free and there is no obligation.

    How quickly can service start?

Usually within one to two weeks. Buildings or communities requiring vendor approval add three to ten business days.

    What if something is damaged?

It is reported to you the same day, in writing. Our reporting policy is explicitly no-blame so that incidents surface immediately rather than being discovered later — and we carry general liability for exactly this.

    Can I change my schedule?

Yes, with reasonable notice. Frequency and scope are set in writing and adjusted the same way.

Do you serve homes outside your listed areas?

Often, depending on scope and travel. Call and ask.
