Cleaners for High-Security Homes: Who Gets In, and What They Sign
What to check before a cleaning team enters a high-security home in Los Angeles: background checks, NDAs, named staff lists, insurance and a fixed team.
On this page
The right cleaners for a high-security home are the ones you can name in advance: the same background-checked, bonded people every visit, working under a signed NDA, for a company that carries its own insurance and sends your security team a staff list before anyone arrives. FJ Luxury Services works this way in Los Angeles. All staff are insured, bonded, background-checked and bound by NDA, and each home gets a dedicated team, not whoever is free that day.
A home with a guard gate, cameras and an alarm is only as private as the people allowed inside it. Cleaners are in every room, every week. So the question is less about how well they clean and more about who they are.
What makes a home “high-security” for a cleaning company?
Any home where entry is controlled by someone other than the owner opening the door. In Los Angeles that usually means one or more of these:
- A guard-gated community or a staffed gatehouse
- A building with a front desk, vendor registration and a service elevator
- On-site security staff or a house manager who approves visitors
- Alarm zones and cameras that have to be accounted for during a visit
Each of these adds a step before cleaning starts. A company used to ordinary houses will treat those steps as friction. A company used to estates plans for them.
What should you verify before a cleaning team enters?
Five things, and you can ask for evidence of each.
| What to verify | What to ask for | At FJ Luxury Services |
|---|---|---|
| Background screening | Confirmation that every person sent has been checked | All staff are background-checked |
| Bonding and insurance | A certificate of insurance | Insured and bonded. Certificates issued on request |
| Confidentiality | A signed NDA | Staff are bound by NDA |
| Who is coming | Names ahead of each visit | Staff names submitted in advance for gate, badge or after-hours access |
| Continuity | Whether the same people return | A dedicated team per home, with a named backup who has already worked the property |
The full screening process, stage by stage, is in how luxury cleaning staff are vetted.

Why does the same team matter more here than anywhere else?
Because every new face is a new name on the gate list, a new person who learns the layout, and a new briefing for your security staff. A fixed team keeps that list short. FJ Luxury Services assigns a dedicated team to each home, and the backup is someone who has already worked the property, so a sick day does not put a stranger in the house.
We explain what that promise covers, and what it cannot, in what companies actually guarantee about sending the same cleaner.

How do cleaners get through a gate or a front desk?
By being registered before the first visit. In gated communities the team has to be on the vendor list. In condominium towers the building usually wants a certificate of insurance naming the HOA or the management company as additional insured, vendor registration and a booked service elevator. We handle those steps during onboarding.
The details differ by community. Our notes on cleaning inside gated communities cover how access works.
What should you ask about keys, alarm codes and cameras?
Ask these before you sign, and get the answers in writing:
- Who holds a key or a code, by name, and where is it kept between visits?
- What happens to codes and keys when a team member leaves the company?
- Will the team arm and disarm the alarm, or will your staff do it?
- Are there rooms or cabinets the team should never open?
- What is the rule on phones and photographs inside the property?
On the last point, our standing rule on gated properties is no photography of any kind.
How does FJ Luxury Services start with a high-security home?
With a walkthrough, which is free. We look at the home, agree the scope, and go through access with you or your security lead: who needs names, what the building or gate requires, and which areas are off limits. Before the first visit we introduce the team assigned to your property and show you the insurance and bonding. The written quote follows within 24 hours, Monday through Saturday.
