Concierge, house manager, property manager: three jobs, not one

What an estate concierge, a house manager and a property manager each actually do in a Beverly Hills or Bel-Air household, where they overlap, and which one you are missing.

An estate concierge handles requests, a house manager runs the household, and a property manager protects the asset. They are three different jobs and most Beverly Hills households only need two of them. Hiring the wrong one is what leads to the situation FJ Luxury Services sees most often: a household paying for oversight it already has, while nobody is actually responsible for the thing that keeps breaking.

What does each role actually do?

Estate concierge House manager Property manager
Works for The principal, personally The household The property owner, as an asset
Core job Fulfilling requests and access Running daily operations and staff Preserving and monetizing the building
Typical day Reservations, deliveries, travel, guest arrivals, sourcing Schedules, vendors, inventory, standards, staff coverage Leases, rent, compliance, capital repairs, insurance
Manages people? Rarely Yes, that is the job Vendors, not household staff
On site As needed, often remote Regularly, often daily Periodically
Answers to The principal directly The principal or the family office The owner or the LLC
Biggest failure mode Nobody owns the house itself Scope creep into personal errands Treats a lived-in home like a rental unit

Which one does a Beverly Hills household actually need?

It depends on one question: who is responsible when something goes wrong at two in the afternoon on a Tuesday?

If the answer is nobody, you need a house manager. That is the role that owns the calendar, the vendor list, the standards and the staff. Everything else layers on top of it.

If you already have a house manager and the friction is around access, logistics and requests, a concierge adds capacity without adding a second decision maker. Where this goes wrong is when a household hires a concierge first, hoping it will cover operations too. It will not. Concierge work is reactive by design.

A property manager belongs in the picture when the property generates income, sits in a trust or an LLC, is one of several, or is not occupied full time. A property manager who is asked to run a lived-in household usually manages it like a rental: correct on paper, wrong in practice.

Where do the three overlap, and where do things get dropped?

The overlap is almost always vendors. All three roles can call a plumber. What differs is who defines the standard, who checks the work and who carries the record.

The gaps that show up in real households, in order of how often FJ Luxury Services encounters them:

    • Preventive maintenance. Concierges do not schedule it, property managers schedule it on a building cycle rather than a household one, and without a house manager it simply does not happen until something fails.
    • Standards. Nobody writes down what “clean” means in this house, so every new person on the property invents their own version.
    • Access and keys. Three roles issuing credentials with no single register is how a household ends up not knowing who can open the gate.
    • Inventory. Linens, glassware, seasonal items, wine. Somebody has to count and nobody thinks it is their job.
    • Handover. When staff turn over, institutional memory leaves with them unless one role is holding it.

If you are weighing a house manager against a property manager specifically, we set the two side by side in our guide to the difference between a house manager and a property manager.

Can one person cover more than one role?

Frequently, and in a single-residence household it is usually the right call. A capable house manager absorbs most concierge work, and in Bel-Air and Beverly Hills that combination is the common shape.

What does not combine well is property management with either of the other two. The property manager’s duty runs to the asset and its returns; the house manager’s runs to the people living in it. Those interests diverge in ordinary ways, and when they do, one of them quietly loses.

The other combination worth naming: households that ask a cleaning company to absorb house management informally. It works while the relationship is small and fails at scale, because oversight needs authority and a vendor does not have it. That is why FJ Luxury Services offers house management as a defined service rather than as an unspoken extra.

What should you ask before hiring?

    1. Who holds the standard? If nobody can name the person, the role is missing.
    2. What is the escalation path at 2 a.m.? Every role should have a different answer, and all three should exist.
    3. Who signs vendors, and who checks their work? These should not be the same person.
    4. What happens when this person is on vacation? Single points of failure are the most expensive part of household staffing.
    5. Are they bonded, insured and under NDA? In gated and high-profile properties this is not paperwork, it is the whole basis of the relationship.

On that last point, our note on how luxury cleaning staff are vetted covers what a real background process looks like.

    Where FJ Luxury Services fits

FJ Luxury Services provides house management and estate oversight across Beverly Hills, Bel-Air, Brentwood, Pacific Palisades, Hollywood Hills, Malibu, Century City and the surrounding communities. We take the operations half: standards, scheduling, vendor coordination, inspections and a dedicated team that stays the same rather than rotating. All staff are insured, bonded, background-checked and under NDA.

We do not take on leasing, rent collection or asset management. If that is what your property needs, you need a property manager, and we will tell you so. Request a free estimate and we will walk your property and tell you which of the three roles you are actually missing.

We describe that week-to-week work in more detail in our guide to estate managers in Los Angeles.

    Frequently asked questions

What is the difference between an estate concierge and a house manager?

A concierge fulfills requests for the principal: reservations, logistics, sourcing, guest arrivals. A house manager runs the household itself: staff, vendors, schedules, standards and inventory. Concierge work is reactive; house management is continuous.

Do I need a property manager for my primary residence?

Usually not. Property management makes sense when the property generates income, is held in a trust or LLC, is one of several, or is unoccupied for long stretches. For a lived-in single residence, a house manager is the closer fit.

Can one person be both house manager and concierge?

Yes, and in a single-residence household that is often the most practical arrangement. Combining property management with either of the other two is the pairing that causes problems, because the duties point in different directions.

Who handles preventive maintenance in a large home?

The house manager. It is the task most often dropped, because a concierge does not schedule it and a property manager schedules it on a building cycle rather than a household one.

Does FJ Luxury Services provide house managers in Beverly Hills?

We provide house management and estate oversight as a service across Beverly Hills, Bel-Air, Brentwood, Pacific Palisades, Hollywood Hills, Malibu and Century City, with insured, bonded, background-checked and NDA-bound staff.

What should a household ask a candidate for any of these roles?

Who holds the standard, what the escalation path is outside business hours, who signs vendors versus who inspects their work, what happens during their absence, and whether they are bonded, insured and under NDA.
